These are industrial parks with complete technical and social infrastructure, attracting strong investment, so the occupancy rate is usually 100%. However, these industrial parks are ideal investment locations that investors should consider when choosing to implement projects in the southern key economic region.

1. Hoa Binh Industrial Park

Hoa Binh Industrial Park, comprising a total area of ​​118 hectares, was put into operation in January 2008 by Hoa Binh Infrastructure Investment and Construction Joint Stock Company (HBI). This industrial park is located at Binh Anh T-junction, National Highway 1A, Thu Thua district, Long An province; having  a strategic location at the gateway of the Mekong Delta and Ho Chi Minh City, only being 22km away from Ho Chi Minh City (Nguyen Van Linh – National Highway 1A intersection); where the potential market is worth considering for development. It connects with National Highway 1A and Ho Chi Minh-Trung Luong Expressway, along with Bourbon Ben Luc River Port (5 km from the Industrial Park), creating convenience for investors in transporting import and export goods from Hoa Binh Industrial Park.

Factory rent is between 58,500 VND/m2/month and ~ 69,400 VND/m2/month. Currently, the occupancy rate in Hoa Binh Industrial Park has reached 89% hence there might  still be land available for lease.

Thinh Phat industrial park was previously invested in by Thinh Phat Real Estate – Cable Joint Stock Company. This project has a total area of ​​over 74 hectares. In August 2017, this company applied for an investment policy in phase 2 with an area of ​​112.87 hectares in Luong Binh commune, Ben Luc district. By December 2018, the Prime Minister agreed to supplement the expanded Thinh Phat industrial park with an area of ​​​​112.87 hectares to the industrial park development plan until 2020.

Advantages of the IP

This industrial park has a centralized wastewater treatment system with a capacity of 1,600 m3/day – night. With completed technical infrastructure, factories can be built immediately. In addition, two power supplies from Ben Luc and Duc Hoa substations helped stabilize production. At the same time, Thinh Phat Industrial Park has an internal river port system (Vam Co Dong river) creating a homogeneous road and waterway transport system.

Geographical location

Thinh Phat Industrial Park is located at Provincial Road 830, Hamlet 3, Luong Binh Commune, Ben Luc District, Long An Province. The distance to important traffic routes is quite close, easy for transporting goods such as 35 km from the center of Ho Chi Minh City, about 10 km from Binh Chanh district and about 30 km from Tan Son Nhat international airport.

Thinh Phat Industrial Park applies the land rental price that has met the technical requirements for leveling and completing the infrastructure at VND 945,000/m2 – VND 1,365,000/m2 depending on location and payment schedule factory rent is 3.5 – 4 USD/m2. The fee for management and operation of the park is 2,100 VND/m2/year . Infrastructure maintenance fee is 650 VND/m2/month. The current occupancy rate is 100%, so investors need to contact the Industrial Park Management Board to update the new land available for lease before establishing company.

3. Tan Kim Industrial Park

Tan Kim Industrial Park is built to promote the urbanization process of the region and the whole province, contribute to the economic transformation towards industrialization and modernization and change the space of its area. As an industrial park with a favorable geographical position in terms of regional relations, as well as in terms of traffic, it is capable of effective industrial development.

Scale of the park

Tan Kim Industrial Park was established in 2002 by Tan Kim Industrial Park and Residential Infrastructure Development Company Limited. This industrial park  is located in Tan Phuoc hamlet, Tan Kim commune, Can Giuoc district, Long An province, and covers 104.1 hectares.

Geographical location

Tan Kim Industrial Park owns an extremely favorable location and is considered to have the highest potential for development across all Long An province industrial parks. Located right on National Highway 50 is the arterial traffic route connecting the provinces of the Mekong Delta and Ho Chi Minh City.

The North and East of the industrial park are adjacent to Can Giuoc River, also known as Rach Cat River, Phuoc Loc River, facilitating the transportation of goods between Can Duoc and Can Giuoc districts and Binh Chanh District, District 8 of HCMC.

The west of the industrial park is adjacent to National Highway 50, which is an important traffic route connecting the Mekong Delta provinces and Ho Chi Minh City. The route with a total length of about 95.2km starts from Nhi Thien Duong bridge (District 8, Ho Chi Minh City) and connects directly to the center of Can Giuoc town (Can Giuoc district, Long An province) and Can Duoc district (Long An province), ending at My Tho city (Tien Giang province).

In the south of the park, bordering Road 11, the rental price of real estate is quite affordable for people working in the industrial park.

Tan Kim Industrial Park is a production industrial zone for major non-polluting goods such as:

  • Consumer goods for domestic use and export
  • Construction material.

Rental price

The rental price for land that has met the technical requirements for leveling and completing the infrastructure is 70-80 USD/m2/year and the factory rent is 2 – 2.5 USD/m2/month. Currently, the occupied area in Tan Kim Industrial Park is nearly 100%, so investors need to contact the Industrial Park Management Board to update the latest information on the available land for lease to ensure the implementation of the project.

4. Phuc Long Industrial Park

In general, Phuc Long Industrial Park is located in a key economic zone combined with the frontage of National Highway 1A, bordering Ho Chi Minh City, convenient for goods transportation and attracting industries with large-scale transportation. At the same time, the adjacent seaport is located near Vam Co Dong river, 3km from Bourbon port, which is convenient for import and export. It is convenient to build warehouses and factories with a team of engineers and architects experienced in the design and construction of factories combining abundant raw materials from the project owner. Complete infrastructure and advantages in wastewater treatment and environmental protection help investors feel secure in production with registered industries including the dyeing industry.

Phuc Long Industrial Park was invested in and built in 2009 by Phuc Long Investment and Construction Co., Ltd. This park has an area of 80 hectares; the land rental price is 80 USD/m2/year and is 100% occupied.

Geographical location

Phuc Long Industrial Park is located in Long Hiep Commune, Ben Luc District, Long An Province. The transportation of goods becomes easy and fast from Phuc Long Industrial Park to seaports, airports and Ho Chi Minh City is the largest commercial center in Vietnam within a radius of 25km. Specifically, the distance from Phuc Long Industrial Park to Bourbon port is 3 km, to Hiep Phuoc port is 18 km, to Saigon port is 20 km, 23 km from Tan Son Nhat international airport and 61 km from Moc Bai border gate.

5. Duc Hoa III – Viet Hoa Industrial Park

Duc Hoa III – Viet Hoa Industrial Park (hereinafter referred to as “Viet Hoa Industrial Park”) is one of the 13 component industrial zones of Duc Hoa III Industrial Park. This industrial park is located adjacent to Ho Chi Minh City and is the only major trading gateway between the southern key economic region (HCMC, Binh Duong, Dong Nai, Ba Ria – Vung Tau, Binh Phuoc, Tay Ninh, Long An and Tien Giang provinces) and key economic region of the Mekong Delta (Can Tho City, An Giang, Kien Giang and Ca Mau provinces).

Scale of the park

Viet Hoa Industrial Park was put into operation in 2005 by Phu My Vinh Industrial Park Infrastructure Business Development Company Limited. This park has a total area of ​​83 hectares with a factory area of ​​10000 m2.

Geographical location

Duc Hoa III – Viet Hoa Industrial Park is located adjacent to Provincial Road 823, in Duc Lap Ha Commune, Duc Hoa District, Long An Province. This area is 5 km from Xuyen A Road. There is a very good transport system connecting with provinces such as Binh Duong, Dong Nai, especially Ho Chi Minh City. Specifically, the distance to important traffic hubs such as 40 km from Ho Chi Minh City and Saigon port, 32 km from Tan Son Nhat international airport, and 60 km from Long An international port.

Advantages of the Industrial park

Abundant human resources including senior managers, technical staff, technical workers trained at technical schools (Vietnam Japan Technical school, Long An Technical School, Long An Vocational College), laborers in the  surrounding area. In terms of utilities, investors can use added services & facilities such as electricity, water, fuel (CNG natural gas) provided to the factory at competitive prices and other facilities such as accommodation for workers and experts; fitness center, Customs office, Bonded warehouse, Bank,…

Currently, Viet Hoa Industrial Park applies the land rental price of 60 USD/m2/year; the Management fee is 0.05USD/m2/month (including maintenance, security…). The current occupancy rate is 61%, so there is still around 20 hectares of land available for lease.
