In the previous article, investors have reviewed the characteristics of the youngest industrial zones in Dong Nai province. This article will analyze the strengths, characteristics and preferential policies that the Government has given to the older industrial parks and has completed the infrastructure. These industrial parks are oriented to attract supporting industries and environmentally friendly projects. Therefore, investors can assess the conditions before deciding on investment lines in these parks.

1. Bau Xeo Industrial Park

Scale of the park

Bau Xeo Industrial Park was established in 2006 by Thong Nhat Joint Stock Company. This industrial park covers a total area of ​​499.8 hectares, including two zones located along both sides of National Highway 1A:

  • Area 1 is in the north of National Highway 1A, covering​​188.4 hectares;
  • Area 2 is in the south of National Highway 1A, covering  ​​311.4 hectares.

The area of ​​industrial and service land for lease totals 353.03 hectares. In which, the total land area for lease amounts to  330.86 hectares, so the remaining land area for lease t the time this article was written was  about 22 hectares.

Geographical location

Bau Xeo IP is planned in Song Trau commune, Tay Hoa commune, Doi 61 commune and Trang Bom town, Trang Bom district, Dong Nai province.

Bau Xeo Industrial Park includes two zones located along both sides of National Highway 1A, convenient for inter-provincial traffic, to international ports and airports in the southern key economic region of Vietnam. Located next to the ring highway 4 and the highway Ho Chi Minh City – Lam Dong province.

The distance from Bau Xeo Industrial Park to Ho Chi Minh City and Tan Son Nhat international airport is 50 km; to Cai Mep international port is 60 km; and to Trang Bom railway station is 2 km.

The main transportation system is the National Highway 1A. Most of the internal roads of Bau Xeo Industrial Park are designed with a road size of 10.5m and a maximum payload of 30 tons. Synchronously linked with neighboring projects and Trang Bom town.

The power system is supplied from a transformer station with a capacity of 110/22Kv.

A water plant with a capacity of 12,000m3/day-night; wastewater treatment system with a maximum treatment capacity of 8,000m3/day-night.

Rental price

In case the investor chooses to pay a one-time fee for the use of the infrastructure for the entire lease period, the fee will be VND 1,380,000/m2 until 2056. For the annual rental payment, the fee will be 4,500 VND/m2/year (which can be adjusted according to the Decision of the Provincial People’s Committee).

Investment activities in this industrial park include exemption from CIT for 2 years and a further 50% CIT reduction for the next 4 years for investments in new projects.

2. Thanh Phu Industrial Park

Scale of the park

Thanh Phu Industrial Park was established in 2006 by Sonadezi Long Binh Joint Stock Company, covering 177.2 hectares. The current occupancy rate is only 48%, so there is still a lot of land available for lease in this area.

Geographical Location

Thanh Phu Industrial Park is located at Dong Khoi Street, Thanh Phu Commune, Vinh Cuu District, Dong Nai Province. This industrial park owns a prime location because it is located next to Bien Hoa city, can connect to

  • road traffic (30 km away from Ho Chi Minh – Long Thanh – Dau Giay highway),
  • waterway (15 km from Dong Nai port),
  • air route (35 km from Tan Son Nhat international airport).

With these advantages, Thanh Phu Industrial Park is considered as a satellite industrial park, serving the investment needs of expansion or chain development of existing investors in industrial zones in the inner city of Bien Hoa.

Power supply system from the national power grid. Water supply system from Thien Tan water plant with a capacity of 10,000 m3/day.

The wastewater treatment system has a total capacity of 500 m3/day, biological treatment technology combines physio-chemical methods and meets the prescribed standards.

Rental price

The land rental price is 160 USD/m2/year with a minimum leased area of ​​1 hectare. For factory rental, the fee is about 3 to 4.5 USD/m2/month and does not include any  management fees.

3. Nhon Trach VI Industrial Park

Scale of the park

Nhon Trach VI Industrial Park was established in 2005 by Nhon Trach Industrial Park Investment Construction Company Limited 6A; Tin Nghia Corporation; Saigon Construction Investment and Construction Materials Joint Stock Company.

The project covers of 314.23 hectares, the current occupancy rate is 66%, so there is still land available for lease in this area.

Geographical location

Nhon Trach 6 Industrial Park was built in Long Tho commune, Nhon Trach district, Dong Nai province. The project is located at the eastern gateway of Nhon Trach district, where many key industrial parks are concentrated such as Nhon Trach 1, Nhon Trach 2 and Nhon Trach 3, etc. The project is very convenient to connect with utilities such as being located:

  • 45 km from Tan Son Nhat International Airport,
  • 25 km from Cai Mep and Thi Vai Port System
  • and 45 km from Ho Chi Minh City.

Therefore, Nhon Trach 6 industrial park plays an extremely important role in traffic in the district in particular and in Dong Nai province in general. This place opens up many different trade gateways to help businesses easily import production materials and bring products to consumers.

The industrial park has a water supply system from Nhon Trach water plant, Ho Cau Moi water supply plant with a capacity of 120,000m3/24h, stable water supply service, quality and always ensures smooth operation of businesses in the area.

The power system has a total capacity of 189 MVAthe existing overhead power supply line along the roads of the Industrial Park with the ability to immediately connect to the 22Kv power source.

The wastewater treatment plant applies the advanced technology with the ability to receive high-load wastewater with a total capacity of 90,000m3/24h.

Rental price

The land rental price in the IP is between 160 and 180 USD/m2/year with a minimum leased area of ​​1 hectare. For factory rental, the fee is about 4 USD/m2/month and does not include any management fees.

Long Duc Industrial Park was established in 2004 by Long Duc Investment Company Limited. The project has a scale of 281.32 hectares, the current occupancy rate is 75.82%, so there is still land available for lease.

Long Duc Industrial Park is located in Long Duc Commune, Long Thanh District, Dong Nai Province. This park has an optimal location with a convenient road, waterway and air traffic networks such as:

  • 40 km from the center of Ho Chi Minh City,
  • 40 km from Cai Mep – Thi Vai port
  • and 43 km from Tan Son Nhat international airport.

The province’s investment attraction policy is to selectively attract, and prioritize high-tech projects, skilled workers supporting industrial production projects, and environment-friendly projects such as:

An Phuoc Industrial Park was established in 2003 by Tin Nghia Corporation Joint Stock Company, covering  200 hectares;

With the current occupancy rate of 53.59%, ergo,  there is still land available for lease.

Geographical location

An Phuoc Industrial Park is located in An Phuoc commune, Long Thanh district, Dong Nai province. This is an industrial park located in the transportation hub of the key region of the South of Vietnam. Therefore, facilitating easy and convenient transport of  goods between the key areas.

The distance from An Phuoc Industrial Park to

  • the center of Ho Chi Minh City is 47 km,
  • being 30 km away from Ho Chi Minh City Hi-Tech Park,
  • 45 km from Thi Vai – Cai Mep Port
  • and 45 km from Tan Son Nhat International Airport.

The dropping water treatment system has a total capacity of 6000m3/day and meeting  the regulatory wastewater treatment standards.
