Long Thanh Industrial Park was established in 2003 by Sonadezi Long Thanh Joint Stock Company, covering 486.91 hectares and reaching 84.5% occupancy rate, thus, there is still land available for lease.

Long Thanh Industrial Park is located in Tam An Commune, Long Thanh District, Dong Nai Province. The project is considered as one of the best locations of Dong Nai province, particularly the Long Thanh district.. There is a wastewater treatment plant operating with a capacity of 15,000 cubic meters per day and night, being responsible for creating a large amount of water discharged from production and daily life according to column A standards of the Ministry of Natural Resources and Environment.
The industrial park has 2 power stations that are directly connected to the national electricity network and lead to low voltage substations in production zones with a capacity of 63 MVA.
Rental price
Land rental price in the IP ranges from 60-80 USD/m2/year with a minimum leased area of 1 hectare. For the factory rental, the fee is about 3 USD/m2/month and does not include the management fees.

Investment activities in this industrial park include exemption from CIT for 2 years and further, reduction in CIT by 50% for the next 4 years for investments in new projects.

Tam Phuoc Industrial Park was established in 2003 by Tin Nghia Industrial Park Development Joint Stock Company. This project has a scale of 323 hectares the current occupancy rate is 98%, so the available land area for lease is quite limited, hence investors will need to contact the Industrial Park Management Board for updates before deciding to implement any project here.
Geographical location
Tam Phuoc Industrial Park is located in Tam Phuoc commune, Bien Hoa city, Dong Nai province. It is located near the Ho Chi Minh City – Long Thanh – Dau Giay Expressway and National Highway 51 connecting Bien Hoa City with Ba Ria Vung Tau Province.
The distance to Long Thanh International Airport is about 10 km and the seaport system of Ho Chi Minh City – Dong Nai – Ba Ria Vung Tau is within a radius of 15 to 40 km.

The power supply source is the 22KV medium voltage national grid system along National Highway 51 and the 110KVA transformer station in Tam Phuoc Industrial Park. This area uses water from Thien Tan water plant with a capacity of 10,000 m3/day.
The wastewater treatment plant has a capacity of 7,000 m3/day and night, treating wastewater up to the national technical regulations on industrial wastewater.
Rental price
The land rental price in the IP is about 60 USD/m2/year with a minimum leasable area of 1 hectare. For the factory rental, the fee is about 3 USD/m2/month and does not include the management fee.

Song May Industrial Park was established in 1998 by Song May Industrial Park Development Joint Stock Company, covering 473.95 hectares, which are divided into 2 phases:
- Phase 1 (covering 250 hectares)
- Phase 2 (covering 223.95 hectares).
Currently, the occupancy rate in phase 1 has reached 84% thus there is still land available for lease.
Geographical location
Song May industrial park is located in Bac Son Commune, Trang Bom District, which is the southern key economic region in Dong Nai province. This park is 35 km away from Ho Chi Minh city and 15km from Dong Nai province centre. Tan Son Nhat international airport is around 55 km and Saigon port is around 35km away.

4. Nhon Trach III Industrial Park
Scale of the park
Nhon Trach III Industrial Park was established in 1997 by Tin Nghia Corporation. This project covers 697.49 hectares, being divided into 2 zones: phase 1 (337 hectares), and phase 2 (360.49 hectares). The current occupancy rate in phase 1 is 100%, In phase 2, this rate has reached 85% but there is still limited land available for new investors to lease to carry out production and business activities.
Geographical location
Nhon Trach III Industrial Park is located at road 25B, Hiep Phuoc town, Nhon Trach district, Dong Nai province. In addition to the ability to connect with industrial parks in Nhon Trach district, the border position between 2 districts of Long Thanh – Nhon Trach and especially Dong Nai – Ba Ria Vung Tau – Ho Chi Minh City.
From this park, it is easy to create links with key areas such as:

In addition, it can use electricity from the supply of Formosa Company Limited with a capacity of 150MV. A clean water system is provided from Nhon Trach underground water plant and Thien Tan water plant with a capacity of 20,000m3/day.
The industrial park’s wastewater treatment station has a total capacity of 14,000 m3/day to treat domestic and production wastewater.
Rental price
The land rental price is about 65 USD/m2/year with a minimum leased area of 1 hectare. The factory rental and management fee will be applied according to separate regulations of the Provincial People’s Committee and the Management Board of the Industrial Park.

Amata Industrial Park was established in 1994 by Amata Bien Hoa Urban Joint Stock Companycovering 513.01 hectares with a current occupancy rate of 90.86%, so investors need to contact the Industrial Park Management Board for updates on the available land for lease before investing in this area.
Geographical location
Amata Industrial Park is located in Long Binh Ward, Bien Hoa City, Dong Nai Province. The distance by road from this park to major cities, railway stations, ports and international airports is as follows:
- 32 km to Ho Chi Minh city center,
- 32 km to Saigon station,
- 4 km to Dong Nai port,
- 26 km to Tan Cang port,

The water supply system meets the needs of enterprises (currently about 8,000 m3/day). Centralized wastewater treatment plant with the current capacity of 5,000 m3/day.
In terms of traffic infrastructure, the system of internal roads and water supply and drainage system is completely built.
